Zillow Group and Redfin were sued on Wednesday by 5 states for allegedly conspiring to thwart competitors in online rental listings, including when Zillow paid Redfin $100 million to stop working house advertisements.
Attorneys normal of Virginia, Arizona, Connecticut, New York and Washington filed their antitrust lawsuit in the Alexandria, Virginia federal court. The Federal Trade Commission filed a related lawsuit there on Tuesday.
Both instances stemmed from a February settlement between Zillow and Redfin, which collectively with Apartments.com proprietor CoStar account for most income from US online rental advertisements.

In exchange for the $100 million, Redfin allegedly agreed to finish promoting contracts with managers of bigger house buildings, keep out of that market for 9 years, and show on its platform only leases that Zillow also shows.
The attorneys normal said this would lead to greater costs and worse phrases for advertisers, and hurt renters by decreasing incentives to compete for them. New York Attorney General Letitia James said renters could also face greater costs.
Renters occupy almost 49 million items in the United States, or more than 30% of all housing nationwide, the grievance said.
“Zillow paying Redfin to exit the market harms renters and property owners by taking away free market incentives to provide high-quality services that businesses and consumers rely on,” Virginia Attorney General Jason Miyares said in a assertion.
Zillow and Redfin repeated their separate statements from Tuesday that their settlement gives property managers and advertisers access to more renters, and advantages renters by offering access to more listings.

Rocket Cos, which owns Rocket Mortgage, purchased Redfin on July 1.
Zillow, based mostly in Seattle, is also defending against a lawsuit by Compass, the largest US residential real estate brokerage by gross sales quantity, claiming it tried to monopolize personal home listings.
